This report documents a roof and exterior inspection at 412 Maple Ridge Ct, carried out on 24 October 2026. Four areas were reviewed. Wind has lifted several shingles near the ridge, the plumbing vent boot is cracked and was replaced during the visit, and the front gutter is blocked with debris. An estimate for the remaining repairs was reviewed and signed by the homeowner on site.

Photo 2Photos 3 and 4The rubber boot around the plumbing vent was cracked through, which allows water to run down the pipe into the attic. The boot was replaced during the visit with a new flashed boot.
